This credit policy is applied to everyone applying for or living in a PJ Morgan Real Estate Managed Property without regard to race, religion, national origin, familial status, handicap, color, sex, creed or age. All information is held in confidence. A valid photo I.D. is required to process the application. Please read and sign that you were given the Credit Policy and understand if you do not meet our criteria your application could be denied.


Credit Verification

  1. Satisfactory landlord references for up to two years
  2. Satisfactory credit report
  3. Income is verified and must be equal to or greater than 3 times the rent on the property applicant is applying for


Rental Payments

  1. Due on the 1st of the month
  2. Delinquent rent subject to late charges and eviction as prescribed by applicable law. Pay promptly to protect your home and credit rating.

A Non- refundable application fee of $20.00 per applicant is made at the time, receipt of which is hereby acknowledged.

A security money deposit is also made, which shall apply to the security deposit called for in a rental agreement to be executed by the parties. Property will be not be held without the security deposit. (The security deposit is usually equal to one months rent.)

PLEASE NOTE: The application is NOT COMPLETE until the rental application, application fee per applicant, security deposit and copy of applicant(s) driver's license are received. Until each requirement is met the property manager will NOT proceed with the application process. Upon submitting this online application, please contact the property manager via email or at 402-397-7775 regarding payment of the application fee, security deposit and a printed copy of applicant(s) driver's license. The property manager may also contact you regarding these requirements.

AUTHORIZATION TO RELEASE INFORMATION

To Whom It May Concern:

  1. I/We have applied for a rental property at P.J. Morgan Real Estate. As apart of the application process, P.J. Morgan Real Estate may verify information contained in my/our application and in other documents required in connection with the application.
  2. I/We authorize you to provide P.J. Morgan Real Estate any and all information and documentation that they request. Such information includes, but is not limited to, rental history, payment history, lease information, and any additional information regarding tenancy.
  3. A copy of the authorization may be accepted as an original.


It is understood that signing below signifies that applicant(s) has read and understood each page of this document. It is also agreed that the security money deposit is to be held by P.J. Morgan Real Estate subject to approval of the application by the Owner or it's Agent. In the event this application is not approved by the Owner or it's Agent, a refund of the security money deposit shall be made to the applicant(s) within two (2) weeks from the date of refusal. It is understood that should the applicant(s) fail to take occupancy after the Rental Application is approved, the applicant(s) shall forfeit all claims to this deposit unless the (3) day right of rescission was awarded. If the rental lease has been executed, no deposit will be refunded.
